In the spring of 2022, Gio Navarro toured an Atlanta home and went under contract to buy it in just 48 hours. Like many buyers caught up in the pandemic housing frenzy, he worried he would miss out if he didn’t act fast. The three-bedroom, 1,600-square-foot home cost him $399,000.

Two years later, Navarro is stuck. After multiple price cuts, his house has sat on the market for nearly a year without an offer. Between mortgage, insurance, utilities, and lawn care, his monthly costs run close to $3,000—far more than the $1,200 he once paid in rent. Expensive repairs only added to the frustration. Now he wants to return to renting but can’t unload his home.

“Homeownership isn’t what it’s cracked up to be,” Navarro said.

Navarro’s situation may be playing out 700 miles away, but it offers lessons for buyers and sellers in Oak Creek and across the Milwaukee metro area.

The Frenzy That Hit Milwaukee Too

During 2020–2022, southeastern Wisconsin experienced the same type of bidding wars and rushed purchases that swept Atlanta, Phoenix, and other hot markets. Mortgage rates dipped below 3%, fueling a rush that left many first-time buyers feeling pressured to skip inspections or offer thousands over asking.

According to Redfin, Milwaukee-area home prices surged more than 30% from 2019 to 2022. In Oak Creek specifically, median sales prices climbed sharply as new subdivisions filled up and inventory hit record lows. Some buyers waived contingencies entirely just to secure a property.

A Market That Has Cooled

Fast forward to 2024–2025, and the picture looks different. Mortgage rates, while down from their late 2023 peak near 8%, remain around 6.5%—double what many buyers locked in just a few years ago. Combined with higher property taxes and insurance premiums, affordability has taken a hit.

Homes in Milwaukee County are still selling, but they are sitting on the market longer than during the pandemic rush. The Greater Milwaukee Association of Realtors reported that average days on market in 2024 were nearly double compared to 2021.

For sellers who bought at the peak, that creates real challenges. While home prices in the region have inched upward overall, growth has slowed dramatically. Some neighborhoods are even seeing price cuts as buyers push back.

The Hidden Costs Catch Buyers Off Guard

Navarro’s experience with unexpected repairs and high carrying costs isn’t unique. Local realtors note that some Milwaukee-area first-time buyers underestimated what it takes to maintain a property—especially in Wisconsin’s climate.

Snow removal, lawn care, and utility bills on larger homes add up quickly. On top of that, repair costs have risen sharply due to labor and material shortages. For households that stretched financially to buy during the frenzy, these surprises can strain budgets.

What Buyers in Oak Creek Should Learn

Navarro’s regret centers on speed—he bought a home in two days. In Oak Creek, buyers today may feel less urgency, but the temptation to rush is still there when inventory is low. Local agents emphasize a few lessons from his story:

  • Don’t skip inspections. Issues like plumbing, roofing, or foundation problems can easily run into the tens of thousands.
  • Run the full monthly budget. Mortgage calculators don’t include snow removal, lawn service, or escalating insurance premiums.
  • Think about flexibility. Many pandemic-era buyers assumed remote work was permanent, but commutes are back for some. Location still matters.

Looking Ahead

For now, the Milwaukee market is steady, not collapsing. But Navarro’s experience is a reminder that real estate decisions made in haste can create long-term headaches. The bidding wars of 2021 may be gone, but affordability challenges remain, and sellers who bought at the top may need to recalibrate their expectations.

For Oak Creek residents considering buying or selling, the lesson is clear: the fear of missing out shouldn’t drive the biggest financial decision of your life.
